The information contained in these general terms and conditions is binding. Different Hotels NV makes every reasonable effort to ensure that the information provided is correct at the time of publication. Nevertheless, it is possible that certain information is incomplete, inaccurate or no longer current.
Different Hotels NV reserves the right to supplement, change, correct or delete the content of these terms and conditions or the information provided at any time, without prior notice and without this giving rise to any liability towards Different Hotels NV.
Different Hotels NV excludes any explicit or implicit warranty or guarantee with regard to the information provided and can in no case be held liable for any direct or indirect damage that may result from it.
The copyright on all information provided rests with Different Hotels NV. This information may not be reproduced or communicated to third parties without the prior and explicit written consent of Different Hotels NV.
Department of International Flanders
The Department of International Flanders is the competent authority that grants the permit and where further information can be obtained about the regulations regarding the operation of tourist accommodation and the legal remedies that are generally available in the event of disputes and where the tourist can submit a complaint.

Subject to explicit and written deviations, issued by an authorized person, these general terms and conditions apply to all obligations of Different Hotels NV. These conditions are clearly and adequately communicated through our communication channels, including our website, reservation confirmations and other official documents.
The tacit acceptance of these conditions is sufficiently demonstrated by the use of our services, entering our hotels or receiving our documents or services.
The nature of the services offered and the associated rates are freely determined by the Management of Different Hotels NV, which reserves the right to change these at any time and without prior notice.
General Duty of Care and Conduct
Different Hotels is committed to providing its guests with a safe and comfortable environment. The tenant, user, or visitor (hereinafter: “the Guest”) agrees to treat the accommodation—including furniture, linens, common areas, and dining facilities—with due care and respect, in the same manner as one would treat one’s own home.
Out of respect for the peace and quiet of all guests, strict quiet hours are in effect between 10:00 PM and 8:00 AM. Management reserves the right to intervene immediately or deny entry if a guest’s behavior poses a risk to the guest themselves, other guests, or the building. This also applies in cases of excessive alcohol consumption or disruptive behavior.
Prohibitions and Damages
It is strictly prohibited to misuse, damage, or intentionally soil the hotel’s rooms, facilities, or furniture in any way. This prohibition includes, but is not limited to:
Damage caused by vandalism or improper use of the room, furniture, and facilities. This also applies to all other areas within the building.
Leaving behind any unusual stains (such as bloodstains, human waste, or drug residues) that compromise the quality standards of our linens and mattresses;
The use of prohibited items or objects that pose a safety risk, including drugs, candles, open flames, cooking equipment, or similar items.
Liability and Consequential Costs
The Guest is fully liable for any damage to the hotel or its facilities resulting from a breach of these terms and conditions. In addition to the costs of repair or replacement, the Guest is responsible for all consequential costs. This includes, but is not limited to: technical interventions, necessary room blockage (lost revenue due to the room’s unavailability), or compensation to other guests for inconvenience.
Penalties and Cost Recovery
In addition to reimbursement for actual damages and consequential costs, a flat-rate compensation of €250 per violation will be charged to the Guest.
Different Hotels is entitled to unilaterally recover all amounts owed through the security deposit, the credit card registered at check-in, or the Guest’s personal insurance. Management reserves the right to take further legal action in the event of serious or intentional violations.

's Limitations of Liabilityaccepts no liability whatsoever for the loss, theft, or damage of guests' personal belongings, regardless of where they are located within the hotel or its facilities, including rooms, safes, common areas, parking lots, or dining areas.
Guests are advised not to leave valuable possessions unattended. The use of lockers is entirely at your own risk. Different Hotels can in no case be held liable for loss or damage to goods stored in a safe.
Items left behind by guests in the hotel or in a catering establishment will be kept for a maximum of 30 days. If the owner does not report within this period, Different Hotels reserves the right to remove or destroy the items, without any liability.
Different Hotels is not liable for indirect or consequential damage, including but not limited to loss of profit, loss of data, missed opportunities, or other financial damage resulting from loss, damage or inaccessibility of personal goods.
Exclusion of Liability to Third Parties
Different Hotels shall in no event be liable for any costs incurred by the guest with third parties, or for any damages the guest claims to have suffered as a result of the stay or failure to provide services. This includes, but is not limited to, alternative accommodations, transportation, inconveniences, or other arrangements made by the guest.
Force Majeure
Different Hotels is not liable for any damage or failure to provide services resulting from circumstances beyond its reasonable control. These include, but are not limited to: natural disasters, pandemics, epidemics, government measures, power outages, lockdowns, or technical malfunctions.
In such cases, no claim can be made for any compensation, damages or refund.
Acceptance of the Terms and Conditionsof
By making a reservation or entering the accommodations or dining facilities of Different Hotels NV, the guest expressly acknowledges and accepts the general terms and conditions of Different Hotels NV.
Different Hotels NV reserves the right, if it deems this desirable, by operation of law and without any justification, to make any reservation, order or (further) performance of any service dependent on the full or partial payment of outstanding or future amounts that are or will become due to it.
This payment may include an advance, an interim payment, a discount or a full prepayment, even anticipatory if necessary, without any justification being required.
All agreements and legal relationships with Different Hotels NV are governed by Belgian law, unless otherwise stipulated by mandatory legal provisions.
In the event of a dispute, the courts of the judicial district of Tongeren have exclusive jurisdiction to hear the dispute.
However, Different Hotels NV reserves the right, in collection proceedings, to deviate from this jurisdiction clause and bring the dispute before another court that has jurisdiction according to common law.
Advanced Purchase Rate
Reservations made under the “Advanced Purchase” rate type require full prepayment at the time of booking.
This payment is non-refundable, and the reservation cannot be cancelled or modified. In case of cancellation, modification or no-show, the full amount remains due; no refund will be provided.
These conditions apply exclusively to reservations made via www.differenthotels.com or via recognized tour operators.
Semi-Flexible Rate
Reservations under the “Semi-Flexible” rate type can be cancelled free of charge up to 48 hours before the scheduled arrival date (check-in from 3:00 PM).
If cancelled within 48 hours before the check-in time of 3:00 PM on the arrival date, or in case of a no-show, the full amount of the reservation will be charged, without any right to a refund.
These conditions apply exclusively to reservations made via www.differenthotels.com or via recognized tour operators.
Flexible Rate
Reservations under the “Flexible” rate type can be cancelled free of charge until 11:00 AM on the day of arrival.
If cancelled after this time or in case of a no-show, the full amount of the reservation will be charged, without any right to a refund.
These conditions apply exclusively to reservations made via www.differenthotels.com or via recognized tour operators
Partial cancellation
From the date of signing the contract and up to 90 days before the date of the event, 30% of the number of participants per day can be canceled free of charge.
This means that with 100 participants, 30 participants can be canceled free of charge, and the 70 participants (including rooms) will be charged in full (the total amount of the signed quote, including breakfast, fee for dogs, meeting room rental, etc.), even if there are only 50 participants, for example.
Between 89 and 30 days before the event, the number of participants per day can be reduced by 20% free of charge.
Between 29 and 7 days before the event, the number of participants per day may be reduced by 10% free of charge.
6 days or less before the event, a reduction in the number of participants can no longer be taken into account and the event will be charged in full.
Full cancellation
From the date of signing the contract up to 90 days before the event, the hotel will charge 30% of the event value as administration fees.
Between 89 and 60 days before the event, the hotel will charge 40% of the event value.
Between 59 and 30 days before the event, the hotel will charge 60% of the event value.
Between 29 and 7 days before the event, the hotel will charge 80% of the event value.
6 days or less before the event, the hotel will charge the full value of the event.
The cancellation policy only applies to the entire reservation and is not applicable to individual or multiple nights within the reservation.
For group reservations and MICE packages, Different Hotels may require that part or all of the reservation value be paid in advance of the services being provided.
This advance payment is a prepayment and does not constitute an invoice within the meaning of VAT legislation.
The final invoice will be issued and sent after delivery and consumption of the services.
For every group reservation of 10 rooms and/or 10 participants or more, payment will be made as follows:
Domestic (Belgian companies or individuals): The first deposit, amounting to 50% of the reservation value, is due upon signing the contract. The invoice for the remaining 50% of the reservation value will be sent to the booker 45 days before the arrival date. This invoice has a payment term of 15 days, meaning the payment must be received by Different Hotels NV 30 days before the arrival date.
Foreign companies or individuals: The first deposit, amounting to 100% of the reservation value, is due upon signing the contract. It is not possible to send invoices abroad. Extras must be paid on site.
Non-profit organizations, MICE agencies, clubs, associations, private groups and other intermediaries in Belgium and abroad: 100% of the reservation value upon confirmation. Extras must be paid on site. It is not possible to send an invoice.
Every reservation, regardless of size or amount, must be paid in full (100%) before the arrival of the guest/booker.
If you have extended your stay and fail to pay, the hotel reserves the right to take custody of the goods in the room until the full amount has been paid.
Different Hotels reserves the right to cancel any type of reservation and to offer a comparable alternative in the event of cancellation.
Different Hotels NV always communicates its prices to third parties (intermediaries, not limited to) excluding commission, unless expressly agreed otherwise by means of a signed agreement. If no such agreement has been signed, a third party cannot charge commission and Different Hotels NV is not obliged to pay this commission retrospectively.
Upon check-in, the guest/booker agrees to provide a valid credit card, the details of which will be registered by the relevant hotel within the Different Hotels group. Different Hotels NV also reserves the right, at its own discretion, to request a guarantee of €250 per room upon arrival. This guarantee can be blocked via credit card or paid in cash and serves to cover any additional costs or damage.
If the guest uses certain facilities or services (such as the minibar, spa, bar, restaurant, late check-out, etc.) that are not reported at checkout, or if payments are not made on time, the hotel is entitled to unilaterally charge the amount due to the registered credit card, provided that a detailed statement is sent to the guest, either electronically or by mail.
Different Hotels NV may directly recover costs for damage, exceptional cleaning, or unpaid extras via the security deposit, the credit card registered at check-in, or the Guest’s personal travel insurance.
If the customer wishes to object to such a deduction, they must notify this in writing within a period of 8 calendar days after receiving the statement. In the absence of protest within this period, the payment will be considered accepted.
Price increases
Different Hotels NV reserves the right to adjust the prices of our products/services (labor, or for example purchasing food and drinks) if the market price of the raw materials (given that we work with daily fresh products, where the price can fluctuate considerably), labor or other relevant costs increases. Such price changes (which will not be limited to the above) will take effect after written notification to the Customer.
The amounts stated in the reservation or quotation for taxes (including tourist tax and VAT) are based on the rates applicable at the time of booking. If, prior to the start date of the stay, the competent authority implements a change or increase in these taxes that applies to the period of stay, Different Hotels NV is entitled to pass on the changed rate in full to the person who made the booking, regardless of the amounts previously confirmed.
Supplements for Allergies and Allergens
In cases where adjustments to the product or service must be made to meet the specific needs of the Customer with regard to allergies or allergens, Different Hotels NV reserves the right to charge any supplements for these adjustments. These supplements will be communicated to the Customer in writing prior to delivery. By agreeing to these terms and conditions, the Customer agrees to the provisions described above regarding price increases and supplements for allergies and allergens.”**
Payment terms
The payment term for an invoice drawn up by Different Hotels NV or an invoice drawn up by one of the hotels is 7 days, starting from the day the invoice was sent.
If the payment is not received within the set term, Different Hotels NV will proceed to send reminders to emphasize the payment arrears.
The first reminder will be sent when the invoice has not been paid by the due date, and the payment term for this first reminder is 7 days.
If payment is not received after the first reminder, a second reminder will be sent when the due date of the first reminder has passed. The payment term for this second reminder is 7 days, and Different Hotels reserves the right to add 2% administration costs of the total invoice amount to this second reminder.
If payment is not received after the second reminder, Different Hotels will send a notice of default, whereby Different Hotels reserves the right to charge an additional 10% administration costs. The payment term for this notice of default is 5 days.
If payment is not received after the notice of default, Different Hotels NV reserves the right to hand over the outstanding amount, including the 12% administration costs, to a collection agency. The collection costs are for the account of the debtor.
Different Hotels NV reserves the right, in the event of persistent payment arrears, to take further steps in accordance with applicable laws and regulations.
All costs and any judicial or extrajudicial (collection) costs incurred by Different Hotels NV to obtain satisfaction - both in and out of court - will be fully borne by the debtor.
Payments must be made without any discount, settlement or suspension, unless otherwise agreed in writing with Different Hotels.
Failure to comply with the payment obligations may lead to the temporary suspension of further services and/or the termination of future collaborations with These decisions can be taken automatically and without notice of default. All goods of the hotel guest that are in the hotel will be retained until further guarantee of the payment of the amounts due. Any complaint about the quality of services enjoyed must be formulated within 3 days after delivery. Any complaints about the correctness of the invoice must be formulated in writing within 7 days after sending the invoice.
Smoking
All our hotels and hotel rooms are strictly non-smoking. The hotel reserves the right to charge a fixed amount of 250 euros as cleaning costs to guests who smoke in the hotel or in a room.
Posters
It is not allowed to attach posters to walls, floors or ceilings, with staples or in any other way. The customer is responsible for repairing any damage resulting from non-compliance with these rules.
Bringing (house) pets to the hotel
To maintain cleanliness and hygiene in our accommodation, we would like to emphasize that (house) pets/dogs are never allowed on or in the bed (not even in a basket)
It is also not allowed to wash or clean pets in the shower, bath, sink or other similar places in the room/hotel.
If this rule is violated, a fine of 250 euros will first be charged, because we must then carefully clean the room to make it completely allergy-free. In addition, any repair costs to repair the damage will also be charged.
Separate charges will be made for any damage such as scratching or biting furniture, accessories, or doors. We ask all guests who bring their pets (especially dogs) to a Different Hotel to pay a deposit of €250 or provide a credit card guarantee. This deposit will be refunded in full after your stay, provided that none of the above damage has been found in the accommodation.
Gift cards
Different Gift vouchers are valid for a maximum of 1 year.
The gift voucher can be used once and any remaining value will expire, unless otherwise agreed in writing with Different Hotels NV in good time. Gift vouchers cannot be exchanged for cash.
Price
1. The prices listed on the website differenthotels.com and underlying websites of the hotels are in euros and include the applicable VAT rates.
2. If promotions or temporary offers are made after your reservation has been made (on any platform), the prices will not be adjusted to the temporarily reduced prices under any circumstances.
3. Our general check-in (3:00 PM) and check-out (11:00 AM) times apply at the group level.
If any provision of these general terms and conditions proves to be wholly or partially invalid or unenforceable, the remaining provisions shall remain in full force and effect.
In the event of any conflict between these general terms and conditions and a specific quotation or agreement, the quotation or agreement shall prevail.
